Main features of cover
Existing Structure
By this we principally mean the buildings of the home. We recognise that Household policies give cover for many things in addition to the main building and we have attempted to mirror what most household insurers would give, so that your client continues to enjoy the major parts of the protection that they are used to.
Cover will vary dependant on the construction of the property and its condition. For example, if a property is lived in as a main residence and is in a sound condition, we should be able to provide "All Risks"* cover. If the property is in a dilapidated state and unoccupied, then cover would probably need to be restricted in some form. If contract conditions require insurance for specifically named risks, then we can usually accommodate this to match in with contract obligations. However, due to the short term and commercial nature of our insurance product, we should point out that there is no cover against subsidence losses.
The Existing Structure is covered for the cost of rebuilding it in its current form (providing it has been insured for the correct value - see note 6 under Frequently Asked Questions section).
In addition under this item, there is an automatic limit of cover for the cost of renting alternative accommodation if incurred whilst the property is being repaired following an insured claim rendering it uninhabitable.
Contract Works (Materials)
This item covers the materials and fixtures and fittings used in the works carried out at thehome against *"All Risks" of physical loss or damage.
The sum insured should be the full contract value inclusive of VAT.
We would usually cover, as standard, up to £5,000 value of loose contract materials on site at any one time, subject to being satisfied with site security, but we can consider an increase in this limit if requested.
*Under any "All Risks" policy, there will be certain exclusions that apply eg. A standard "All Risks" buildings policy would exclude storm damage to gates and fences. However, due to the short term and commercial nature of our insurance product, we should point out that there is no cover against subsidence losses. We usually find that existing household insurers are able to cater for this element of cover during the works period, or that homeowners are not worried about this type of cover, or that insurer subsidence market agreement rules should mean that your client would be able to return to their previous household insurer should they discover subsidence cracks within a set period of time following their cover with them lapsing.
Liability to Third Parties
Our HomeWorks policy gives an automatic cover of up to £1,000,000 in respect of your client’s liability to others to compensate them for injury or damage to their property, caused in their capacity as property owner whilst works are ongoing.
NB. There is no cover for contractors' or employers' liability.
